Communal House Host and Owner Policy

1. Listing and Property Management:

Property Listings: Hosts who list their properties on Communal House agree to adhere to our rules and policies. Properties must align with Communal House's brand standards, ensuring a safe, clean, and high-quality living environment.

Safety and Quality Assurance: Properties must meet local safety standards and be maintained to reflect the excellence of the Communal House brand.

Notification of Changes: Hosts must notify us immediately once a property is rented out. A 14 to 30-day notice is required for removing a property from our listings to cease marketing efforts efficiently.

2. Hosting, Subleasing, and Room Rentals:

Host Responsibilities: Hosts interested in renting out individual rooms in their homes must ensure that the entire property meets our brand standards and that potential renters are vetted according to our guidelines.

Subleasing Permissions: Renters who wish to sublease or rent out rooms within a property must obtain explicit permission from the host. This process includes a review to ensure compliance with Communal House's policies.

Community Standards: All agreements, including subleasing, must adhere to our community standards, promoting inclusivity and fair housing.

3. Interview and Vetting Process:

Host Engagement: Hosts must engage in an interview process to ensure compliance with our community standards and suitability for our platform.

Contract Agreements: Detailed contracts will outline all service terms if the host enlists our property management services.

4. Property Management Services:

Management Fees: Should hosts hire Communal House for property management, they will be subject to associated management fees as detailed in their property management contract.

Additional Services: Tenant acquisition and marketing research require separate contracts, which will clearly define terms and fees after the host agrees to the services.

5. Brand Alignment and Equal Opportunity:

Brand Standards: All properties must maintain Communal House's brand standards, including equal opportunity practices to ensure fair housing for all potential renters.

Inclusivity: Hosts are responsible for ensuring the property is welcoming and inclusive, adhering to fair housing laws.

6. Services and Billing:

Design and Recruiting Services: If opted for, these services will be billed separately. Hosts will receive detailed billing for these additional services, reflecting their agreement.

Contract Adjustments: Any changes or updates to services will be communicated, requiring host approval and adjustment of contracts as necessary.

Policy Compliance: Hosts must comply with all outlined policies and conduct their operations within the community ethos of Communal House, promoting a cohesive and supportive living environment.
